Strategic Property Investment for Busy Professionals

How Our Joint Venture Partnerships Work

We believe in a transparent, "shared success" model. By partnering with Georlan Properties, you leverage our 20 years of development expertise while we handle the heavy lifting.

The Financial Structure


  • Initial Investment: The investor provides the initial deposit, which typically covers one-third of the total purchase price and refurbishment costs.
  • Investment Amount: To partner in our strategic property developments, the initial deposit we require is a minimum investment entry of £140,000.
  • The Loan Agreement: Half of your initial investment is treated as a loan to Georlan Properties, which is repaid to you with 12% interest per annum upon completion of the development. (We offer a personal guarantee on the investment loan and the interest accrued).
  • Joint Ownership: We form a company and purchase the property together as a formal 50/50 partnership.
  • Joint Financing: We share the responsibility for the remaining bridging loan, ensuring both parties are fully committed to the project's success.
  • Project Management & Sourcing Fee: Georlan Properties charges a sourcing fee of 1% of the property purchase price, and full project management for a fee of 15% of the total development cost.


The Partnership & Exit:


  • Exit Strategy 1 (Buy-Refurbish-Sell): Once the refurbishment is complete, we sell the asset for a profit. Georlan returns your initial loan plus the agreed interest.
  • ROI exceeding 100%+ through our proven (Buy-Refurbish-Sell) strategy.


  • Exit Strategy 2 (HMO Portfolio Building): We refinance the property together. Georlan returns your initial loan plus interest, allowing you to hold a high-performance asset with "recycled" capital. 
  • Net yields of more than 12% using our signature (BRRR) strategy on HMO's.
  • Management & Exit Strategy: Georlan Properties will manage the HMO properties with an exit strategy to sell within the agreed-upon timeframe. In the meantime, by maintaining a HMO portfolio, the partnership will take advantage of both long-term income and capital appreciation.
