Rent Valuation and Review: We conduct valuations to establish market price for the property, considering size, market demand, property condition, location, and amenities. Annual reviews, during periodic tenancy agreements, using a Section 13 notice, allow us to adjust rents
with market changes.
Marketing the Property: Our team strategically attracts tenants by taking high-quality photos, and creating engaging listings on platforms like Prime location, Zoopla, and Rightmove. We leverage our tenant database and target working professionals for effective marketing.
Carrying out Carrying out Viewings: We offer both virtual and in-person viewings to accommodate tenant preferences and maximise interest.
Tenant Checks and References: We rigorously screen tenants, by perform reference checks for employment, income, and landlord history; Right to Rent checks; and credit and CCJ checks with NRLA.
Rent Deposit Scheme: We ensure legal compliance and secure deposits with the government-approved Deposit Protection Service (DPS) custodial scheme, within 30 days of receiving the deposit from the tenant, handling disputes fairly for smooth returns.
Inventories & Check-in/Check-out: We use detailed inventories and check-in/check-out reports, with photos, to document property condition, assess damages beyond normal wear and tear, and minimise deposit recovery disputes. We also conduct utility meter readings and key handovers.
Utilities: We manage the notification of relevant utility suppliers, including gas, electricity, water, and council tax, regarding tenant move-in or move-out dates, ensuring accurate billing."
Tenancy Agreements & Extensions: Once you've approved the new tenant, we prepare the Tenancy Agreement, renewal, or transition to a periodic tenancy on your behalf. We use NRLA tenancy agreements, which are legally sound and compliant with current legislation.
Prescribed Information: Upon tenant move-in, We provide the tenants with prescribed information, Gas, Electrical, and EPC certifications, deposit certificate and How to Rent guide.
Rent Collection: We ensure timely rent collection by sending reminders if rent is delayed for more than three days. We collect all rent and promptly deposit the funds into your account.
Financial Reports: We provide comprehensive monthly financial reports detailing rental income and expenses, including maintenance, safety compliance, management fees, supported by invoices, for complete property financial transparency.
Breach of Tenancy: For tenancy breaches like rent arrears, unauthorised occupants, damage, or antisocial behavior, we directly engage tenants, and if the behavior persists, we take further action on your behalf to protect your property, managing the serving of Section 8/21 eviction notices and the entire eviction process.
Property Inspections: We conduct inspections of the property every six months, with accompanying photos and reports. We test smoke and heat alarms, and carbon monoxide alarms. This allows us to identify issues, ensure maintenance, guarantee safety, maintain tenant satisfaction, and preserve the property's excellent condition.
Maintenance and Repairs: We manage the scheduling of planned maintenance, including emergencies, coordinate qualified professionals, pay the invoices on your behalf, and obtain multiple quotes for repairs and replacements with your approval, covering boiler, heating, plumbing, electrics, appliances, and furnishings.
Safety Compliance: We manage Gas, Electrical, and EPC certifications, handling inspections scheduled with qualified contractors, paperwork, and payments on your behalf, coordinating necessary work if required, and staying updated on fire regulations to minimise legal risks.
Selective Licensing: We manage applications and renewals for Selective licenses, which apply to all single households located in specific areas across the borough, handling council requirements, paperwork, payments, and regulatory updates for compliance
Selective licence application fees £200 (not including local authorities fees)
